New Urbanism In The Chrin Commerce Centre

New Urbanism is a modern approach to creating traditional neighborhoods, where land uses are integrated within a walkable area, allowing residents, employees, and visitors to meet daily needs conveniently and without relying on personal automobiles. The approach recognizes building scale and setback distances as key contributors to "the feel of the street," where pedestrians should feel safe and comfortable. New Urbanism further acknowledges that local regions have developed their own unique building styles and material applications for structures, signs and site amenities.

The Chrin Commerce Centre is designed to complement the existing physical and socioeconomic fabric of Tatamy Borough and Palmer Township through its uses, density, and architectural scale. While the Borough hosts small, residential lots at a relatively high density, the Township is home to much larger commercial and industrial scale structures. The design allows the Chin site to bridge these differences in creative and mutually beneficial ways.

In addition to these efforts to blend the old and the new, the communities will be linked by extensive green spaces and streetscape amenities. Tree-lined streets and a grassed boulevard will enhance the atmosphere along the street. Vegetation will screen parking lots, loading areas, and other unsightly, yet functional areas. Lighting and signage will complement the Moravian architecture and provide continuity throughout the Commerce Centre.
